A Native of Carbon County, Utah, Jared Brown, his father, and his grandfather would sneak away to play in the beautiful mountains and lake of Scofield, Utah. The fish were plentiful and the hunting was excellent. Best of all, it was all close to home.

Forty years later, Jared purchased land on the lake’s west side and developed it with his son, Matt into 60 exclusive recreational lots.

The beautiful secluded area of Scofield is still largely one of Utah’s best-kept secrets. As seen on this video, Scofield is only a 90-minute drive from South Salt Lake. Its beautiful mountain paradise is quickly accessible for a quick day trip or a weekend getaway. The reservoir has two boat launches on the north and east sides and is excellent for fishing and water skiing. At the lake’s southern end, you’ll find Jim Levanger’s small store and gas station. Provo, only 60 minutes away has many other services including shopping, golf courses, and a ski resort.

Scofield Mountain Estates is uniquely located on the west side of the Scofield Reservoir between both the vast 1.4 million acre Manti-La Sal National Forest and the large pristine mountain lake of Scofield Reservoir (see video above).

This master mountain community features large gravel roads, fresh mountain spring water, electricity connections, and phones with available Gigabit Internet—making it an excellent year-round resort. Lots have also been tested for septic systems, and most heat their cabin with propane.

As recently stated in the Wall Street Journal, “While all real estate is susceptible to price declines, unique properties, such as those on a lake, tend to appreciate over time at a faster rate than traditional residential real estate because you can’t just replicate these kinds of properties in a subdivision,” says James Donnelly vice president a real estate appraisal firm.

Recreation land is expected to appreciate because of the migration of the wealthy from California, Las Vegas, and Phoenix, and through the expected doubling of the population of Utah County in the next ten years.

Although most lot owners use local lenders, short-term financing might be available upon request at 6%.

Terms are a 25% down with 20-year mortgage schedule due in three years (balloon). This works well for getting construction loans or when money is tied up in other places.

As building a cabin can be a daunting task, we’ve spoken to various cabin builders, and have determined that one of the the most economical, highest quality, quickest, and beautiful ways to build a cabin is to use a prefabricated model. Whisper Creek is an excellent provider, and we are currently constructing a quick-move in cabin on lot 40.

There is no time requirement to build, as fewer cabins means more open space.
